55Great spot! My favorite that I’ve been to. Open space, but plenty of places for the dogs to hide and explore. The gate can be a bit tricky but it the spot itself feels secure. Private alley parking is a plus. Thank you! We will return!

55My pups had a great time here! Large space, well maintained, and I really appreciated the shady spots for humans to sit and the complimentary bug spray! There was also a big box of sanitized toys for visiting pups, and water. There are a couple of small areas along the feont and back of the fence where people may be glimpsed/heard walking by, so if your dog is very reactive, take that into account :) We enjoyed our time here in the space!

55This was our first time using Sniff Spot and Tiva's was a great first experience. The directions were easy to follow. The space provided a lot of room and entertainment for our doggies to play and run around. I would highly recommend this place as you don't find many spots like this in the city.

Description

We LOVE sharing our space with multiple dogs from the community however, it is hard on the grass. For this reason, we have limited our evening and weekend availability to Members Only to decrease the wear and tear on the yard. With the fluctuation in weather please be aware: If outdoor parks are wet and muddy ~ areas of our yard will be also. We cannot control the effects of rain. Please always use the provided carabiner to lock the gate as pictured after you and your dog(s) enter. We have installed multiple methods of LIGHTING for evening reservations. Easy instructions for use will be sent when you make the reservation. We do have a SHADE/RAIN SHELTER! :) WATER: We provide fresh water every 24hrs located in watering cans on the bench. PARKING: One FREE private parking space located at the entrance from the alley at the back of the lot. Since some guests were having a tough time with the parking space, so we did WIDEN the entrance. We park 2 Honda CRV's back there daily without issue. Fully fenced 6 foot secure and private green space. Large open lot with seating and plenty of room to play fetch or just relax off leash. Easy street parking, no permit required. Any Extras will be located in the storage bin on the east wall of the lot. We have evening hours 6:30p to 9:30p for Members Only, 7 days per week.

Fire Pit(WOOD) ~ MEMBERS ONLY!$15

Please do not book this if you are not a Member. Fire pit is available for use during your visit if you are a repeat guest. Please ensure the fire is small, contained in the fire pit, and 100% extinguished with provided water prior to leaving the property. BYO firewood bundle, we only provide the fire pit. (Please do not use additional wood stacked on the lot.) Thank you! :)

*Only ONE vehicle may be parked in back per reservation. *DO NOT let your dog off leash until you have checked the space and latched the wooden gate from the INSIDE. Please ensure the gate remains latched during your entire visit. *Please securely lock the combination lock when you conclude your visit. *Please do not use the firepit unless it was approved ahead of time(It will only be an option for repeat guests.) *BYO Cushions or blankets for the seating area. *HAVE FUN, please leave a review, and we hope to see you with your dog(s) again soon! :))

Only one booking is allowed at a time at any spot and there is an enforced 30 min buffer between all bookings to ensure dogs in separate bookings do not meet.
This spot is set for Booking, which means you will be instantly confirmed for any booking you request. You will receive the address and access instruction immediately following booking.
Visits can be moved or cancelled up to 2 hours before a visit.
Visits can be extended and dogs can be added throughout the visit.

We are dog lovers that have an extra soft spot for dogs that might not be comfortable around other dogs enough to share off leash space so are happy to share our space with others. :) I volunteer at a local animal shelter and some of my biggest loves there have been dogs that prefer humans over other dogs. I am always extra grateful to the people who adopt our less dog social dogs, so I'm hoping Tiva's yard can help those families have a little extra fun. <3

We have water bowls available. GIANT sandbox that's great for digging and playing; no digging elsewhere please. On hot days, we do our best to keep the sand wet. Trash can onsite. We have poop bags available in two different areas for easy access. Half of this spot is covered with grass and the other half with playground mulch. This spot is big enough to get a good fetch session in or to just let the zoomies out. We also recently added agility equipment. We hope you and your four-legged friend/s have an exceptional time during your visit and choose to come back. Lost toys and items: Due to the amount of visits we get we aren’t able to track which items belong to which guest. If you’ve lost a dog toy or other item, please reach out and we’ll do our best to retrieve it and hold it for you. If you don’t reach out, we’ll hold onto it for a week and then add it to the Lost and Found Toy Box. Water: The dog drinking water gets changed 1-2 times per week, depending on the temperature/usage. During the winter months we empty the water barrel. If your dog/s require water during the winter months, we ask that you please bring your own. Food: You’re welcomed to bring food but we ask that you please clean up as a courtesy to other guests. Future additions: We hope to add more amenities over time.
