This open, unfenced Sniffspot features a shaded woods path leading to the water’s edge and a small sandy beach area — perfect for calm exploration, sniffing adventures, and a quiet nature escape. Enjoy full privacy during your booking, surrounded by birds, trees, and gentle breezes. Please note: this is a natural setting — uneven ground, sticks, and wildlife are part of the experience! Rules & Notes: • No swimming (beach access for sniffing only) • Not fenced — best for dogs with strong recall or on long leads • Pick up and pack out all waste and trash • No smoking, vaping, or alcohol • Private use only; one group at a time This peaceful Southern Maryland Sniffspot is ideal for well-behaved dogs and owners who love the outdoors. These rules help keep everyone safe, respectful, and mindful of the natural beauty of this space. Please read carefully before booking. ⸻ 🌲 Respect for the Land • This is private property — entry is allowed by confirmed reservation only. • Do not explore beyond marked or obvious path areas. The open 1–2 acres and trail to the water are the only permitted zones. • Leave no trace: take all belongings, trash, toys, and poop bags with you. Nothing should be left behind. • Do not damage vegetation, trees, or natural features. No digging or removing sticks, rocks, or plants. • No fires, candles, fireworks, or grilling. ⸻ 🐶 Dog & Behavior Rules • Only registered guests and their dogs are allowed on the property. No unapproved guests or drop-ins. • Dogs must remain within sight and under control at all times. • No aggressive, reactive, or unfriendly dogs allowed. • Dogs must be current on vaccinations and free of contagious conditions (e.g., kennel cough, parasites). • Limit of 3 dogs per visit unless otherwise arranged with host. • Dogs showing signs of stress or reactivity toward wildlife should be redirected immediately for their safety. ⸻ 🚫 Prohibited Activities • No swimming, wading, or entering the water. The small beach area is for sniffing and exploration only. • No smoking, vaping, or alcohol anywhere on the property. • No loud music, yelling, or disruptive noise. • No drone flying or photography of nearby private residences. • No commercial use (filming, training, or events) without prior written permission. ⸻ 🚗 Parking & Access • Park only in the designated area shown in your confirmation message. • Do not block driveways, lawns, or trails. • Arrive and leave on time. Late departures interfere with the next guest’s booking. ⸻ ❤️ Safety & Courtesy • Host approval is required before your first visit — this ensures you understand the natural, unfenced terrain. • Use long leads or reliable recall for unfenced exploration. • Be alert for uneven ground, roots, ticks, and natural hazards. • You are visiting at your own risk; please supervise dogs and humans at all times. • Any damage, injury, or incident must be reported to the host immediately.

We no longer have goats. 8 acre pasture completely fenced in with wood fence and field wire. Separate 32 acres is accessible with a stream but has to be guided the first time. You are allowed to drive your vehicle in to the field without having to leash your pup! It’s such a large area that waste removal isn’t required unless it happens right in front of you. If that happens, please dispose of over the fence. Shovel provided a entry. Just for your information. This “farmette” is in a neighborhood so there may be other dogs in other peoples yards that you might hear. We also have a family dog that might be visible occasionally in our own private yard, far away and totally separate from the Sniffspot. If your pet is very sensitive and can’t deal with even the site of and or hearing another animal, unfortunately this is not the spot for you. Please be mindful as walking through to our back trails. A pathway will be made as hay grows taller. - this is a working farm with animals that need tending to. You will see us out depending on the time feeding/ watering animals. Especially in extreme weather. We have a beautiful 80 acre farm with loads of space for furry friends and their owners to enjoy! Trails, a pond, creek, seating areas for relaxing , swings if children come along. There is truly something for everyone! *please fill in any holes your dog may dig. If your dog is a digger please visit our over grown arena which is at the very top of our driveway and has a bridge . They can dig to their hearts content in that location! This is a working farm! We have animals that need tending too, so you may hear us from time to time on equipment/ tending to our animals! We have options of fenced in spaces for our friends that prefer to be closed in, a space for climbing and digging , and open spaces to run or trails to walk! Currently back trails are not officially marked but path is clear with tire tracks. Please be mindful of trees or branches from above and below. Possible risk of tripping and falling in the paths.
