All amenities are available if guests inquire about prior to arrival. I will leave them at the access point, and kindly ask to be placed back after visits. Large field with plenty of space to run around to get your pups energy out. We allow farmers to farm this field during the seasons, so during certain times, this location may be closed to avoid crops being destroyed, or pets to be exposed to any potential pesticides ( please note that our farmers do not use typical pesticides due to our horses being in close proximity) We have a wooded area that is able to be accessed if acquired about prior to visits, and if able to accommodate at the time as the woods are closer to our horse pastures, and home, so it will have to be prearranged. The woods have a trail that is quite extensive, but please keep in mind during warmer months that it is likely you can encounter snakes in that area. We also have swamp areas in the woods, which is nice to watch the birds and turtles in their natural habitats. The field is flat landscape, and is perfect to throw frisbees, tennis balls, etc with your dog. If pet or guest needs any additional assistance please contact me, and i will do my best to assist you further. As always, enjoy your visit. Welcome to 50 acres of puppy heaven! Located off Crittenden Road in Suffolk, Virginia. Please take dirt lane, there is no house. Please do not disturb neighbors. Drive or Walk through the gate and the whole area is yours! There are walking trails in the woods, a pond to find and a river to explore. The open field is wonderful for training and or play. Your dog will love exploring this wonderful property. ***This is the country. The land is wonderful to explore but it is vacant and undeveloped. You will encounter nature, really in the spring and summer. There are ticks, snakes, uneven ground, rabbits, wet spots, etc. Please only book if you are used to the outdoors and being adventurous!*** Update from my guests comments: Wear bug spray when it’s warm, check for ticks after a visit, boots are recommended after rainy days, dogs may get muddy bring towels and look for the new mailbox to identify the dirt lane off the road. Enjoy!

Vince and Ava's Poolside Oasis Season 2025 • Private Fenced Yard: Entire backyard is securely fenced with three gate entrances. The back gate opens to a spacious open field area. • Dog-Friendly Pool: The pool features a tanning ledge entrance, making it easily accessible for dogs. Please brush high-shedding dogs before your visit. • Safety First: Swim at your own risk. Dog life vests are not provided, so bring your own if needed. Please read Sniffspot’s Water Safety https://help.sniffspot.com/article/167-how-to-keep-your-dog-safe-around-pools-and-water • Outdoor Sink: Fill up water bowls and rinse water bowls at the outdoor kitchen sink • Comfortable Seating: Relax in various seating areas around the yard, including bar chairs, lounge chairs, and rockers. • No Smoking/Vaping/Alcohol: To ensure a clean and safe environment, smoking, vaping, and the use of alcohol are strictly prohibited on our property. • Pool Use Policy: Only one person is allowed in the pool to assist dogs. Additional people can be added for $35 each. NO EXCEPTIONS • Pet Cleanup: Guests must clean up after their dogs. Poop bags can be found at the gate entrace at the driveway. PLEASE DISPOSE OF POOP BAGS IN THE TRASH CANS IN THE DRIVEWAY. Additional Rules Pool Safety: No running around the pool. No diving or jumping into the pool. This is a swimming pool and only 6 feet deep. Glass Prohibition: No glass is allowed on the property. Pool Access: The pool is primarily for dogs. One adult can assist dogs in the pool. Only one person per visit is permitted in the pool unless you add additional people in the extras. No children are allowed in the pool due to liability, not even as an extra.
