Close in town, but yet country setting on dead end road, 15 acres total, dog park is at front entrance on left. We started a smaller one several years ago, but then decided to wait and build a 6ft fence dog park in front and just finished it Sept 21, 2024! Still adding amenities! Will be open 24 hours after lighting is installed, hopefully soon! I only have 1 neighbor w 2 dogs about 1 acre away which they are not out for long, tjere is also a small cabinet shop up front which can be loud sometimes or you may see a person or two. There is a train track but no horn, 2 acre park is at front of my 15 acres. I am here 98 percent of the time, I have a horse, 2 donkeys, 3 cats and 2 dogs. My dogs are kept in the house while park is in use, and you may hear them barking, doing their job. Cats are free roaming but usually stay behind house in barn area or on my back porch. We welcome suggestions as well, as everyone may want different things. Occasionally you will see Deer, Owls, Hawks, Buzzards and my horses and donkeys can sometimes be seen but are several acres away. We have several dumpsters that get rented out and you may see them go up and down the driveway when rented. There are some potholes because of this so be careful when coming in. There may also be fire ant hills when it rains along with a large puddle in one corner if it rains alot. I think that covers it!

Large backyard and screened in porch which backs to the Wells Branch trail available for you and your pups to enjoy. Conveniently located between Katherine Fleischer Park and Mills Pond. Taking a walk with your dog and you're done but they still need some time for zoomies? Hop on over and take a weight off while your dog runs free! The yard is fully fenced, with a latch on the gate to keep your pups secure. There is a screened in back porch with lights, a fan (just use the pull chain to turn on) and plenty of seating. There's even a hammock on the porch and some lounge chairs in the yard! Feel free to move the chairs around as needed. We will have the kiddie pool filled up some prior to your visit. There are towels on the back porch if needed. You can take it easy while your pups play, or take a rest after playing together. 🥰 There is also a waste bin, pooper scooper and bags for you on the back porch. You and your pup may encounter a bunny from time to time but they are pretty good and fast at getting out quickly (they're used to running from our cats). Please do not let dogs dig in the beds around the house and at the fence. The area fenced off next to the house is where grow our veggies and native plants are along the fence line to deter mosquitoes. Feel free to try some of what we are growing! Please enjoy our space!

We do have a bee yard that has 3 working Honeybee Hives that are typically not a problem unless a dog decides to go near the hives and then the ladies will protect their house. When you book "The Back 40" you have access to the original, smaller, The Mannerly Dog Sniffspot, so no one will be using it while you're here! You'll still have your own private dog park, just a bigger one. You will not see us or our dogs. One neighbor has chickens - they are catty-corner to The Back 40, in the rear. They are in a pen and may cluck or crow at times. the yard catty-corner on the other side occasionally has a couple of dogs in it, but it's pretty rare - it could happen though. You might see or hear humans on the other side of the wooden fence that runs the full 300 feet along the side of both Sniffspots. Otherwise, the area is serene and quiet with plenty of squirrels and birds. Sit and rest or play with your dog - either way, we hope you enjoy your visit!
