We absolutely love coming here! The space is always clean, well-kept, and safe, which gives me so much peace of mind. My girl dog has the best time running around, there’s so much open room for her to chase the ball until she’s completely worn out. My boy dog is the total opposite; he’s happiest splashing around and this spot is perfect for that too. It’s such a wonderful balance for both of their personalities, and it makes our visits special every single time. We’ve become regulars now, and it’s truly become their happy place. Thank you for creating such a fun, thoughtful environment for dogs like mine to play, run, and be themselves! 🐾💛

This yard was the best I’ve ever been to the host had everything we needed for the hour stay bug and flea spray, toys, towels,poop bags, and also dog water bowls which was already filled for them. The whole area was fenced around so no problems at all and also our pets loved the splash pad and the Photo Booth and the welcome sign for all 4 of ours pups the host provided I definitely recommend going here for your pups we definitely will be back soon 🐾💙

Incredible time as usual! Today we enjoyed the breeze, laying on a blanket under a tree while the dogs played tether ball and ran through the back 40, of course cooling off on the splash pad! A beautiful calming afternoon!

There’s never enough words, our dogs play for the ENTIRE HOUR! It’s a blast! The space, the view, the toys, and THE SPLASH PAD! My goodness are we lucky to be so close to Mannerly Place but we would drive across town for this spot!

Me and my husband love this place nancy accomodates everything, even a last minute request my babies love it so much!!

The fun never stops at The Mannerly! Our babies brains are challenged and exhausted after fun in the sun! So many toys, all sorts of water fun, AND THE BEST TETHERBALL self-play set up that entertained for the whole hour!!

This sniffspot was amazing we have a very reactive dog and can be a bit frustrating having to worry if other dogs are around or if he can get out. But this spot was perfect. There were no other dogs around the fence is very secure. For reference I have a Dutch Shepherd. So if he cant get out any other athletic dog wont be able to either. I would recommend this spot to any body especially if you need a quiet and secure place to let your dog run and play. Also it was super clean. 100% coming back here

Always such a good time! It’s serene and always prepped with more than we can fathom! We love all the amenities and this is our home away from home!

Today we also used the bath tub too. Miss Nancy had all supplies we needed to scrub the pups. We love the Back 40!!!

Always a great time. We love bringing our fur babies here. They love running and playing in the splash pad. I love it cause it wears them out and burns off energy. We will come back. Miss Nancy always has everything out and ready for us to start having fun.

I want to start by saying—Nancy is one of the most welcoming hosts ever! She messaged us ahead of time to make sure everything would be set up, then checked in again right before our visit to confirm. That extra layer of communication meant so much, especially when you have an anxious girl dog and live in a constant state of “is everything okay?” We brought our two dogs—a Catahoula with energy to spare and a laid-back Potcake who pretends she’s too cool for water. My Catahoula lost his mind (in the best way) over the splash pad add-on. He was galloping around like he just discovered joy for the first time. The space is split into two awesome zones. The first had obstacles, toys, and thoughtful extras like bug spray (a lifesaver). Both dogs spent ages splashing around—even my water-averse girl couldn’t resist joining in. The second area is a giant open field, ideal for running wild and playing fetch. My girl dog took it upon herself to train for the Ball Olympics and honestly, she might qualify. We also added on the bath after playtime, and it was perfect. There was a tub that comfortably fit my 80-pound boy, plus a variety of shampoos and plenty of towels. Both dogs hopped in on their own like it was part of the spa package. I’m not saying they asked for cucumber water, but the vibe was there. Leaving was the hardest part. We had to practically bribe them away—they kept looking back at the splash pad, then the toy bin, then the tub, like “you sure we’re done here?” If my dogs could talk, I’m 99% sure the first thing they’d say is “So… when are we going back?”

This is a beautiful spot! It was a peaceful oasis for not only the dogs but us! Nancy was so kind and had everything we could possibly need. Easy to access and comfy chairs to hang out in.

This was my first time using Sniffspot, and I couldn’t have asked for a better introduction. The space was clean, well set up, and clearly cared for. The owners were incredibly sweet and communicated quickly and kindly throughout. Watching my older pup run around like a puppy again made the whole experience so special. I only wish I had found this place—and Sniffspot—sooner. Highly recommend!

Very peaceful and ran into no problems. I have a very reactive dog and that is always a concern. We did not run into any problems and the area was secure

Second time renting The Back40. My pups love running and playing freely. Love watching my German Shepard girl playing in the splash pad. Miss Nancy always has everything we would need for our play time. Looking forward to booking more!

I can’t recommend this location enough! It is a great location with a TON of space for dogs to run and sniff and just relax. It was very quiet and relaxing with tons of shade as well! My pup had the best time doing her fastest running and being able to roll around in the grass. We will definitely be back!

Nancy is a great host and her property is large with lots of shade. The Back 40 includes the backyard and the very large lot beyond that. Winston and Phoebe had a great time and came home tired. This was our 2nd visit here. The 1st time we only reserved the backyard. We will be back!

Really loved this spot! Huge area for the dogs to run. Plenty of shade. Secure gated entry and two section to play in. Host was very proactive in keeping us informed of Sniffspot condition due to rain.
